RentPeace — Eviction Notices Nationwide · Full Service in Maryland

Your tenant stopped paying. We serve the notice in all 50 states — and in Maryland, we file & appear too.

Every eviction starts with the statutory notice — and a defective notice stalls or kills the filing after it. In all 50 states + DC, we prepare your state's required notice form and send it the way your state's law requires, with proof of mailing for your records — $40 flat. In Maryland, the full pipeline is live: Maryland law lets a landlord's duly qualified agent file Failure to Pay Rent cases and appear in District Court, so we also handle the filing, deadlines, and court date. Filing & court services in other states are coming soon — Maryland first, expanding state by state.

*Timing depends on the county and the court's schedule. We act the same day a step becomes available — we never let a deadline sit.

Illustration of a Maryland brick rental townhouse, an agent carrying case paperwork, and a Maryland District Court building with the state flag

Built by a Maryland landlord who has run this exact process on her own properties — every form, deadline, and courtroom step on this page is one we've done ourselves.

Why an agent can do this in Maryland: Maryland Real Property Code § 8-401 allows a Failure to Pay Rent complaint to be filed by “the landlord or the landlord's duly qualified agent or attorney,” and the court's own form (DC-CV-082) lists “Landlord's Agent” as an appearing party. We work under your signed written authorization. Outside Maryland, we currently offer the Step 0 notice service only — filing & court-appearance services are coming soon, state by state. We are not attorneys and do not give legal advice — if your tenant contests the case, we refer you to a licensed attorney in that state (see FAQ).

The Process

One connected pipeline — notice to possession.

Step 0 is available in all 50 states + DC. Steps 1–5 (filing, court appearance, warrant, eviction & collections) are live in Maryland and greyed out as “Coming soon · 即将推出” in every other state until that state opens. In Maryland: you sign one authorization and send us the lease and rent ledger — from there, every mailing, filing, and court date is ours.

Step 0 — Eviction Notice · All 50 StatesYour state's form (DC-CV-115 in MD) + state-law delivery + proof of mailing back to you — $40
Step 1 — Failure-to-Pay FilingDC-CV-082 package + court appearance
Step 2 — Warrant of RestitutionDC-CV-081 filed after judgment
Step 3 — Eviction NotificationMailing & posting, then eviction day
Step 5 — Collections PlacementFinal balance placed with I.C. System — under your own account

Every later step stands on the one before it — and the whole chain stands on the notice. A defective notice stalls or kills the filing, which is why Step 0 is a service of its own, not an afterthought.

Notice — Done Right the First Time · All 50 States

In Maryland, we prepare the Notice of Intent to File (form DC-CV-115) — or the correct notice to vacate for your case type. In every other state, we prepare your state's required notice form instead. Either way: exact tenant names, address, and amount your lease and ledger support. Wrong name, wrong amount, wrong address, wrong wait: any one of them can get your filing rejected or your hearing wasted, and you start the clock over.

  • Your state's notice form prepared correctly (DC-CV-115 in Maryland)
  • Sent the way your state's law requires — each state sets its own delivery method; we use the method that state recognizes, not one-size-fits-all mail
  • Your state's filing clock / wait period calculated from the mailing
  • Proof of mailing delivered back to you — your copy for the court file
Day 0 · starts the clock
1

Failure-to-Pay Filing Package

Once the notice period runs, we file the Failure to Pay Rent complaint (DC-CV-082) with the District Court and appear at the hearing as your authorized agent, presenting the lease and ledger and asking for judgment for possession and the rent owed.

  • Step 0 notice included in this package
  • DC-CV-082 prepared & filed
  • Court filing fees included
  • One court appearance included
Filed day 10 · hearing usually days 15–30
2

Warrant of Restitution

If the tenant hasn't paid the judgment in full or moved out, we file the Warrant of Restitution (DC-CV-081) — the court order that lets the sheriff schedule the eviction.

  • Filed as soon as you're eligible
  • Redemption amount calculated for you
  • Sheriff scheduling tracked
After judgment
3

Eviction Notification — Mailing & Posting

Before eviction day, the tenant must get the required notification. We handle the mailing and the posting at the property, and send you photo proof it's done.

  • Notification mailed & posted
  • Photo proof sent to you
  • Sheriff's date confirmed with you
Before eviction day
+

Eviction Day Crew

On the day itself we coordinate the sheriff and arrange the eviction crew sized to your property — you meet us there with new locks, and the property is back in your hands.

  • Crew sized by bedroom count
  • Sheriff coordination included
  • Lock-change reminder & checklist
Typically days 30–45+

Collections Placement — After They've Left

Getting the property back doesn't settle the balance. We close out the account — rent through the move-out date, utilities billed to the tenant, and documented damage — and place it with I.C. System for collection, under your own I.C. System account.

  • Final accounting built from your ledger
  • Rent + utilities + documented damage
  • Placed under your account — never ours
  • Recovered funds remit directly to you

One price per step. No surprises, no hourly meter.

You only pay for the steps your case actually needs. Many cases end after Step 1 — the tenant pays or leaves — and you never owe for the rest. And every case starts at Step 0: the notice, available in all 50 states. Steps 1–5 below are Maryland pricing — in other states they show as Coming soon until that state opens.

Step 0 — Eviction Notice Service · 法定通知 · All 50 States + DC

Your State's Eviction Notice — Prepared & Sent Correctly

Prepared correctly from your lease & ledger using your state's required notice form (in Maryland: Notice of Intent to File, DC-CV-115 / Notice to Vacate), sent the way your state's law requires, and the proof of mailing is delivered back to you for your court file. Available in every state for $40. Buy it on its own if you're filing yourself — or, in Maryland, take Step 1 and it's included. A defective notice stalls or kills the later filing; this is the cheapest insurance in the whole case.

Contested cases are referred to a Maryland attorney (typically $250–$1,000 for the contested portion); our flat fee for work already done still applies.

📋 What we need from you

  • Signed agent authorizationOne page — we send it to you to sign. This is what lets us file and appear for you under § 8-401.
  • Any notice you've already sent — if you sent oneSend us a copy before we rely on it. If it's defective (wrong name, amount, address, or timing), we re-issue it correctly at Step 0 instead of letting it kill the filing later.
  • The lease (all pages, plus renewals)No lease? Tell us — some cases can still be filed as Tenant Holding Over or Wrongful Detainer.
  • Rent ledgerMonth by month: rent charged, payments received, late fees, utilities you bill. A PadSplit / AppFolio / bank export works fine.
  • Tenant names exactly as on the leaseEvery adult occupant you want named on the case.
  • Rental license & lead certificate, if your county requires themBaltimore City and some counties ask for these at the hearing — we check before we file, not after.
  • Upload everything in one placeLease, rental license, and rent ledger are required on our secure upload form — plus any prior notice, judgment, or utility bills you have.
  • How to reach you fastA mobile number for text updates on hearing day and eviction day.

🗓️ How a typical case moves

  1. 0Day 0 — Notice goes out, with proof

We prepare the Notice of Intent to File (DC-CV-115) and send it by First-Class Mail with a Certificate of Mailing — the method Maryland law requires. The proof of mailing / mailing certificate comes back to you, and Maryland's 10-day wait runs from a mailing you can prove. Get this paper wrong and the filing after it stalls — so it goes out right.

  2. 1Day 10 — Complaint filed

DC-CV-082 filed with the District Court, backed by your notice and its proof of mailing; you get the case number the same day.

  3. 1~Days 15–30 — Hearing

We appear for you. Uncontested cases usually get judgment for possession + rent owed that day. The tenant generally has 4 days to appeal or pay to redeem.

  4. 2After judgment — Warrant

If the tenant hasn't paid in full or left, we file the Warrant of Restitution (Step 2) and the sheriff schedules the eviction.

  5. 3Eviction day

Eviction notification mailed & posted (Step 3), crew on site with the sheriff, locks changed — property back in your hands.

  6. 5After move-out — Collections placement

If a balance remains, we close out the final accounting — rent through move-out, utilities, documented damage — and place it with I.C. System under your own account (Step 5).

Court dates, appeal windows, weather holds, and sheriff backlogs are outside anyone's control. What we control — filing the moment you're eligible — we do the same day.

First-Party Collections — the balance doesn't end at move-out.

Full-service collections support for landlords, property managers, and organizations that need to step up recovery without increasing headcount. We streamline the process, cut the administrative overhead, and help minimize delinquent balances and charge-offs: we close out the account and place it for collection the right way — rent through the move-out date, utilities billed to the tenant, and documented damage, all in one clean final accounting. 租客搬走不等于账清了 — 租金 + 水电费欠款,我们帮你结清送追讨。

Why first-party collections work

  • Accelerate cash flow while reducing staff workloadRecovery follow-up runs as a system — no new hire, no one on your team chasing old ledgers.
  • Direct remittance of recovered funds to your accountMoney recovered goes straight to you. It is never held in, or mixed into, our accounts.
  • Preserve and enhance customer relationshipsProfessional, documented contact from the start — firm on the balance, civil in tone, so former tenants are more likely to pay or settle.
  • Robust analytics and performance reportingPlacements, balances, and recoveries tracked per account, so you can see what is actually coming back.
  • Secure 24/7 access to account dataYour accounts stay visible to you around the clock — check status whenever you want, not when an office opens.
Rent + Utilities · 租金 + 水电费

Placed with I.C. System — under your own account

For balances that need a collection agency's reach, we place them with I.C. System — under your own I.C. System account and agreement, never ours. Your tenants' debts are never commingled into our account, and recovered funds remit to you under your agreement.

  1. Final accounting. We reconcile rent through move-out, utilities, and documented damage — minus payments received and any deposit applied.
  2. Complete placement package. Lease, ledger, judgment, and move-out accounting submitted together, so the account starts clean and documented.
  3. Contingency collection. I.C. System works the account on contingency — its fee comes out of recoveries under your own agreement, not as an added bill from us.
  4. You stay in control. 24/7 access to your account data and reporting; pause or pull an account when you tell us to.

Our placement fee: $75 flat per account — final accounting, documentation, and placement handled. I.C. System's contingency is separate and comes out of what is recovered.

Straight talk: collections placement is account follow-up and agency placement — it is not legal advice, and it doesn't turn a possession judgment into a money judgment. Which kind of judgment your hearing produced matters for what can be collected; we'll tell you plainly which one you have (see FAQ). No recovery is guaranteed — anyone who promises one is guessing.

Questions

Before you ask

Why does the notice matter so much? Can't I just mail it myself?

You can — plenty of landlords do. The risk is in the details: the Notice of Intent to File (DC-CV-115) has to name the right tenants, at the right address, for an amount your ledger actually supports, and the Failure to Pay filing can't be made until the required notice period has run. A defective notice doesn't get fixed at the hearing — it stalls or kills the filing, and the clock starts over while the rent loss grows.

Our Step 0 service prepares the notice from your lease and ledger, sends it by First-Class Mail with a Certificate of Mailing — the method Maryland law requires — calculates your earliest filing date from the mailing, and delivers the proof of mailing / mailing certificate back to you — so when the case is filed, the paper underneath it holds.

Can I buy just the notice service?

Yes. Step 0 is $40 on its own — DC-CV-115 (or the correct notice to vacate for your case type) prepared and sent the way your state's law requires — with proof of mailing returned to you — and it's included at no extra charge inside every Step 1 filing package. If you already sent a notice yourself, tell us in the intake: we'll look at what you sent before anyone relies on it, and re-issue it if it won't hold.

I'm outside Maryland — what can you do for me?

Step 0 — the eviction notice — is available in all 50 states + DC for $40: we prepare your state's required notice form and send it the way your state's law requires, with proof of mailing returned to you. Each state prescribes its own form, wait period, and delivery method, so we follow that state's rules — there is no single nationwide form or mailing method.

Steps 1–5 (court filing, appearing for you, warrant, eviction day, and collections placement) are currently live in Maryland only and show as Coming soon · 即将推出 in Virginia, DC, and every other state. Use the state selector at the top of this page to see exactly what's available in your state, or join the list / ask us and we'll tell you when your state opens.

Are you lawyers? Can an agent really appear in court for me?

No — we are not attorneys, we are not a law firm, and we do not give legal advice. Maryland Real Property § 8-401 expressly allows a Failure to Pay Rent complaint to be brought by “the landlord or the landlord's duly qualified agent or attorney,” and the District Court's own form DC-CV-082 provides for a “Landlord's Agent” to appear. With your signed written authorization, we file and appear for uncontested rent cases.

How long does the whole thing take?

Most uncontested cases take about 22–45 days from notice to judgment, and longer to a physical eviction depending on the sheriff's schedule in your county. The 10-day notice wait and the court's hearing calendar are fixed by law and the court — anyone who guarantees you a specific eviction date is guessing. What we guarantee is same-day action whenever a step becomes available.

What if the tenant pays after I start?

Good — that's the cheapest outcome there is. In most Failure to Pay cases the tenant holds a right of redemption: paying the full judgment amount (plus any costs the court allows) before the eviction stops the process. Tell us the moment any payment arrives, partial or full, so the court record and the balance stay accurate — a partial payment is credited, it doesn't wipe the balance unless you agree in writing that it does.

What if my tenant fights the case?

If the tenant contests — claims serious repair failures, disputes the lease or the amount, or demands a jury trial (which moves the case to Circuit Court) — that is attorney territory. We stop, tell you exactly what was raised, and refer you to a licensed Maryland landlord-tenant attorney for the contested portion (typically $250–$1,000). Roughly 95% of rent cases never get there.

Which counties do you cover?

Regular coverage: Prince George's, Montgomery, Anne Arundel, Howard, Charles, Frederick, Calvert, St. Mary's, Baltimore City, Baltimore County, Harford, and Carroll. Another Maryland county? Ask us in the intake form below — if we can't cover the court date responsibly, we'll say so before you pay anything.

Do I need a rental license or lead certificate?

Some jurisdictions — Baltimore City in particular — expect a valid rental license (and, for older properties, lead registration/certification) and a judge can postpone or dismiss a case without them. Send us what you have with your intake; we check your documents before filing so a missing paper doesn't burn your hearing date.

Can you collect the money judgment too?

A possession judgment and a money judgment are different things — a money judgment generally requires the tenant to have been personally served or to appear. We'll tell you which kind your hearing produced.

For the balance itself, that's our Step 5 — Collections Placement: we build the final accounting — rent through the move-out date, utilities billed to the tenant, and documented damage, minus payments and any deposit applied — and place the account with I.C. System under your own I.C. System account. I.C. System works it on contingency (its fee comes out of recoveries under your agreement), recovered funds remit directly to you, and you keep 24/7 access to your account data. Our part is the first-party work — the accounting, documentation, and placement — for a $75 flat placement fee; we are not a collection agency and never place your tenants' debts under our own account.
